If a crack in the mortar occurs, water can get inside, freeze during cold weather causing the crack to expand and then contract when it thaws. As this continues to happen, the gap can get larger and let more water inside of your chimney and, in return, house. This is only possible if the damage is mild; serious or structural damage may require more serious repairs or even rebuilding.
