What Is Chimney Flashing?
Flashing is the protective material that wraps around the base of the exterior chimney to block the gap between it and the roof. Commonly made of sheet metal, lead or copper, flashing has two parts:
Step flashing: the L-shaped underlayer
Counter flashing: the layer over the step flashing that is embedded into the chimney masonry
Among all your chimney’s components, flashing is probably the most simple and basic, yet it performs a job that can save you literally thousands of dollars.
While the materials used to make flashing generally are strong and resilient, eventually flashing can suffer damage in several ways that you can spot with periodic visual inspections:
- Powerful winds can unseat flashing or pull it off completely
- Certain types of flashing are more prone to rust and corrosion than others
- Squirrels, raccoons and other critters may chew on parts of the flashing and damage it
- The caulking used to seal the flashing may deteriorate
When flashing is damaged, water has a clear path to run down the exterior of the chimney within the home and come into contact with wall boards, rafters, ceilings, insulation and other building materials.
This type of water infiltration is especially problematic because it often isn’t discovered until a very serious problem exists. Water rots wood, damages insulation and erodes bricks and mortar. Moisture that has no ventilation quickly can cause an outbreak of dangerous mold and bacteria.
